Accessory dwelling unit (ADU) is a second residential unit (house) located on the same land parcel where the first residential unit is referred to as the primary dwelling unit. ADUs are detached and Junior Units are attached. Other synonyms to ADU include Granny Flat, Companion Unit, Second Unit or Guest Quarters.

Under certain conditions, a garage may be converted into an ADU (provided adequate parking is available) referred to as Garage Conversion ADU. Most municipalities allow construction of an accessory dwelling unit (ADU) for residential parcels provided that zoning conforms to such application and ADU area does not 1/2 of the main residence area or 1,200 square feet whichever is smaller. Among the desired design features for ADU's are:

1. Architectural features are similar to the main residence,
2. Detached from the main residence, and
3. Separate entrance and separate utilities are provided for the sought ADU.
